A door that rubs the frame, swings open by itself or will not latch can be frustrating. The problem does not always mean the entire door needs replacement. In many Scottsdale homes, a small amount of movement at the hinges, frame or door slab is enough to change how the door operates.

The right repair begins with finding where the door is actually binding. Cutting or sanding the door before checking the hinges can remove material that never needed to come off.

Start with the hinges

Loose hinge screws are one of the most common causes of a sagging door. As the upper hinge shifts away from the jamb, the latch side of the door can drop and rub near the top or bottom corner. Tightening the existing screws may help, but a screw that spins without tightening usually means the wood is no longer holding it securely.

The hinge itself can also be bent or worn. Before altering the door, check whether the hinge leaves sit flat, the screws are secure and the gaps around the door are reasonably even.

Heat and humidity can change the fit

Scottsdale is dry for much of the year, but humidity rises during the summer monsoon season. Wood doors and wood frames can respond to those changes. Paint buildup, an unfinished edge or a door that already has very little clearance may begin rubbing when conditions change.

Air conditioning can also create different conditions inside the house than in a garage, laundry area or other adjoining space. A door between areas with different temperature and humidity levels may move differently from a bedroom door entirely inside the conditioned space.

Look at where the door rubs

Rub marks help narrow down the cause. A shiny spot or worn paint at the top latch-side corner often points toward hinge sag. Rubbing along most of the top edge may suggest frame movement or insufficient clearance. A latch that misses the strike plate by a small amount may only need adjustment, while a larger change deserves a closer look.

If the door suddenly became difficult to close and cracks are appearing around the opening, the issue may involve movement beyond the door itself. In that case, forcing the door or removing a large amount of material could hide a more important problem.

When a small adjustment makes sense

A minor door repair may involve securing a hinge, adjusting the strike plate, correcting light rubbing, replacing damaged hardware or improving weatherstripping. The exact fix depends on whether the door slab, hinges, jamb and surrounding wall are still in good condition.

Helpful estimate tip: Send one photo of the full closed door, one showing the hinge side and a close-up of the rubbing or latch problem. That usually provides more useful information than a close-up alone.
